Soft Surfaces

Office Carpet & Upholstery Cleaning in NYC

Rugs, carpet tiles, task chairs, and the lounge sofa hold more of the office than anything else: dust, coffee, winter salt, and three years of lunches. We extract it after hours and leave everything dry by morning.

The Overview

The office you sit on

Most NYC offices have wood floors now, but the rug under the lounge, the carpet in the conference room, and every task chair in the building still take the daily hit. Nightly vacuuming keeps the surface presentable. It does not pull out what has settled in.

We use truck-mount-grade hot water extraction, scheduled after your team leaves, with fans running so everything is dry and ready by morning. Quarterly for high-traffic spaces, twice a year for most.

What's Included

What carpet and upholstery cleaning covers

We inspect fibers and finishes first, then match the method to the material. Wool rugs, synthetic carpet tile, and mesh task chairs all get treated differently.

Carpet & carpet tile

Pre-treated, hot water extracted, and groomed so traffic lanes disappear.

Area rugs

Wool and synthetic rugs cleaned on site with fiber-appropriate product.

Task chairs

Seats and backs extracted, mesh cleaned, and armrests disinfected.

Sofas & lounge seating

Cushions, arms, and frames cleaned, with a fabric protector on request.

Spot & stain treatment

Coffee, ink, wine from the last client event. Treated before extraction, not after.

Traffic lane refresh

A faster pass on entries and corridors between full cleans.

An office lounge before a Breezy clean, pillows on the floor and rugs due for extraction

Dry by morning, every time

Nobody wants to walk into a damp office. We extract with high-recovery equipment, run air movers overnight, and schedule the work so the last fibers are dry hours before the first person arrives. If we cannot promise dry by morning, we do not book it.

Why It Matters

Why soft surfaces deserve a schedule

01

They hold the most

Carpet and upholstery trap dust, allergens, and whatever came in on the salt-covered boots in January.

02

They show the most

A worn traffic lane or a stained sofa reads as neglect, even when everything else is spotless.

03

They cost the most to replace

Extraction twice a year adds years to carpet tile and seating that otherwise get swapped out early.

04

They are easy to forget

Nobody schedules the sofa. We put it on the calendar so you do not have to.

Extracted after hours. Dry before the first coffee.

Your First Week

What onboarding looks like

From the walk-through to the first check-in, here is how a new account starts. Most offices go from first call to first visit in about a week.

  1. Day 1

    Walk-through and quote

We walk your space with you, listen to what matters, and build the checklist. You get an hours-based quote, usually within a business day.

  2. Days 2 to 4

    Building paperwork

COI to your building or landlord, vendor onboarding, badging, keys or access codes, and the freight and after-hours windows your building requires.

  3. First visit

The crew lead walks it with you

Your crew lead is on site for the first visit, working from the checklist you approved. Same faces from then on.

  4. End of week one

    Check-in and adjustments

A quick call or walk to confirm the scope is right. Anything that needs changing is changed on the next visit.

Questions

Carpet & Upholstery FAQ

How long does carpet take to dry?

Four to eight hours with our air movers running. We schedule after hours so the office is dry before anyone arrives.

Do you clean wool rugs?

Yes, on site, with a wool-safe process. We test an inconspicuous corner first and skip anything that should go to a rug specialist.

Can you get out old coffee and ink stains?

Most of them. Older set stains lighten more than they vanish. We tell you honestly what to expect after the walk-through.

How often should office carpet be cleaned?

Twice a year for most offices, quarterly for high-traffic floors and coworking spaces. Task chairs once a year.

Are you insured, and can you send a COI?

Yes. We carry full general liability and workers' comp, and we send a Certificate of Insurance to your building or office manager on request. Ask and it goes out fast, usually within a business day or two.

Are your cleaners employees or contractors?

Employees. Every Breezy cleaner is a W-2 hire we train, insure, and keep. We are one of the only W-2 office cleaning companies in New York, and it is the reason a familiar crew shows up instead of a rotating cast of strangers.
