Office cleaning vs janitorial services: what is the difference?
The words get thrown around like they mean the same thing. They do not, and the difference decides who shows up, what they do, and what you pay.
Three phrases, one industry, a lot of confusion. Here is what each one means in New York, and why it matters when you are the one signing the contract.
Janitorial services
Janitorial is the building's cleaning program. It is usually run by the landlord or the management company, staffed by a large contractor, and scoped to the parts of the building everyone shares: lobbies, elevators, corridors, loading docks, and common restrooms. It often includes light maintenance, changing bulbs, restocking, and it runs on the building's schedule, not yours.
Some leases include a trash pull inside your suite as part of janitorial. That is usually where it ends. The inside of your office is your problem, and the lease will say so somewhere around page 40.
Commercial cleaning
Commercial cleaning is the wide category: any cleaning done for a business rather than a home. Restaurants, warehouses, retail stores, schools, medical facilities, and offices all fall under it. A commercial cleaning company might do all of them, and in New York a lot of them do, because the model is volume. The crew that cleaned a restaurant kitchen at 11 p.m. cleans your office at 1 a.m.
There is nothing wrong with that until it is your conference room. Restaurant cleaning is about grease and health codes. Office cleaning is about detail, discretion, and not moving the pile of paper on the partner's desk. They are different skills, and a company built for volume rarely has both.
Office cleaning
Office cleaning is the work inside your suite, done for the people who work there. Desks and shared surfaces, your kitchen, your conference rooms and phone booths, your restrooms if you have them, your floors, your glass. It is scoped around how your team uses the space, and it runs on your calendar.
The standard is different too. A restaurant is clean when it passes inspection. An office is clean when the person who arrives at 7:45 a.m. does not think about it at all.
Which one your office needs
If your lease includes janitorial, you already have the common areas covered. What you are shopping for is the inside of the suite, and the question is whether to hire a general commercial cleaner or a company that only does offices.
The general commercial cleaner will probably be cheaper on paper. The office specialist will know what a Class A freight schedule looks like, why the whiteboard stays untouched, which product goes on a walnut conference table, and how to clean around a desk without moving what is on it. Those are not premium extras. They are the job.
