The best office cleaning companies in NYC, written by one of them.

We used to run a version of this page that ranked ten companies and put us at number one. We wrote it, so that was not a ranking. Here is the honest version, including the work we are the wrong company for.

This page used to be a ranked list of ten office cleaning companies in New York with Breezy Cleaning NYC sitting at number one. We wrote that list. We are on that list. A company that ranks itself first is not publishing a ranking, it is publishing an ad with a number on it, and enough people found the old page through a search for best office cleaning companies NYC that it seemed worth doing properly instead of quietly deleting.

So here is the honest version. Same question, no ranking, and a section near the end about the jobs we are the wrong company for, with the names of the companies that are right for them.

First, how to actually judge a cleaning company

The names matter less than the questions. Ask every company you talk to the same five, and write down the answers. The differences will be obvious in about ten minutes.

1. Are the cleaners your employees, or subcontractors?

This is the question that decides most of the others. A company that employs its cleaners on a W-2 carries the payroll taxes, the workers compensation, the training, and the liability, and it has a reason to keep good people. A company that dispatches independent contractors is a scheduling layer between you and a stranger. Both are legal. Only one gives you the same person in your office next month. 2. Who specifically is in my space, and does it change?

Ask for names and ask what happens when someone is out. "We will assign a crew" and "a supervisor will be there" are different answers, and only one of them means the person cleaning your conference room has been in it before.

3. What is on the scope, in writing, room by room?

A scope that says "general office cleaning" is not a scope. A real one names the restrooms, the kitchen, the conference rooms, the phone booths, the glass, and says what happens nightly versus weekly versus monthly. 4. How is the price built?

Most NYC companies quote per square foot. It is fast and it is close to meaningless, because a 5,000 square foot law office with two restrooms is half the work of a 5,000 square foot startup with a snack wall and six phone booths. Ask how many cleaner hours a week you are buying and what the hourly rate is. If a company cannot answer that, they do not know either. 5. What happens the night something is wrong?

Not the apology. The mechanism. Who do you text, at what hour, and is that a person who can fix it or a ticket queue. Ask how long a fix takes. Then ask for a client who has tested it.

The companies, sorted by what you actually need

These are grouped by the job, not ranked, and alphabetical inside each group. Everything below reflects what each company published about itself as of September 2026. Verify it yourself before you sign anything, including the part about us.

If you have one office and you want a crew that learns it

This is the small-and-mid-size commercial market, and it is where consistency is the whole product.

Breezy Cleaning NYC. Us. Woman-owned, founded 2012, W-2 employees only, no subcontractors, nightly office cleaning and day porters across Manhattan below 96th Street and the Brooklyn waterfront. We quote in crew hours rather than per square foot, and we assign the same crew to your office. We are small on purpose, which is a feature for some buyers and a real limitation for others. The limitations are further down this page.

Busy Bee Cleaning Service. In business since 2004 and one of the longer-running independents in the city. They run both commercial and residential work, and their commercial line covers janitorial, post-construction, medical and dental offices, floor stripping and waxing, and porter services. They state that their commercial work is done by trained in-house staff rather than subcontractors, which is worth confirming in writing. Pricing is quote-only.

Cleaning Building Services New York. A commercial-focused shop offering office cleaning, janitorial, carpet, mold removal, and green cleaning options. Notably, they are one of the few in this group that will talk openly about building a quote from square footage and frequency, which is useful if you want a per-square-foot benchmark to compare against an hours-based quote. Their web presence is inconsistent across directories, so confirm the entity and the address before you sign.

SanMar Building Services. Commercial only, no residential line, and the most specialized capability list of any independent we looked at: commercial kitchen degreasing, medical and dental, museums and art galleries, marble floor restoration, hotel housekeeping, and warehouse work, across Manhattan, Brooklyn, Queens, the Bronx, and Westchester. They are accredited by the Better Business Bureau, which none of the other independents here are. If your space has a commercial kitchen, stone floors, or art on the walls, they have equipment and a specialty we do not.

If you want to price it and book it without a sales call

Some office managers do not want a walk-through. They want a number on a screen and a cleaner on Thursday.

Cleaning Exec. Residential-primary with a commercial line covering offices, gyms, schools, medical facilities, retail, and warehouses. They serve Manhattan, Brooklyn, Queens, and northern New Jersey, and unusually for a New York company, Boston as well. Recurring service carries a stated discount, up to twenty percent for weekly.

Maid Sailors. The most self-serve option on this page. They publish flat residential rates and an hourly figure openly, book online in about a minute, offer same-day availability, and state plainly that their cleaners are trained employees rather than third-party contractors. Their office work is a custom quote rather than a published rate, but the booking experience carries over. They cover all five boroughs plus Hoboken, Jersey City, Westchester, and Long Island, and also operate in Boston and Austin, which makes them a genuine option for a startup with offices in more than one city.

If you have a portfolio, a union requirement, or a building rather than an office

This is the group we lose to, and correctly. If you are cleaning six floors, or the lease requires union labor, or you want janitorial and engineering and HVAC on one contract, do not hire a small independent. Hire one of these.

ABM. A publicly traded facility services company with over 100,000 employees, more than a century of history, and janitorial, engineering, HVAC, parking, and landscaping under one roof. They state they clean over six billion square feet of building space daily and serve 57 percent of the Fortune 500. If you are a national tenant or a REIT, this is the tier you are actually shopping in.

Buildingstars. A franchise network operating in seventeen regions nationwide, including Long Island and the Westchester and Connecticut corridor, serving more than six thousand clients. The franchise model means the local operator matters enormously, so meet them, but the structure gives you national consistency of paperwork, reporting, and coverage that an independent cannot match.

Collins Building Services. Founded in 1988, roughly 4,000 employees, and more than 140 million square feet across over 140 facilities in the tri-state area. They work with building owners, managers, corporations, and institutions rather than individual tenants. If you are the landlord rather than the tenant, this is the conversation.

If your real problem is linen, uniforms, or laundry

ByNext, formerly Cleanly. This is not an office cleaning company and we are including it because a meaningful number of people searching for one actually need this instead. They handle laundry, dry cleaning, hotel linen management, uniform programs, gym and salon garment cleaning, and short-term rental linen, on pickup and delivery with a twenty-four to forty-eight hour turnaround, across New York, New Jersey, the DC metro, and Los Angeles. If the thing failing in your building is towels and uniforms rather than floors, no janitorial company on this page will fix it and they will.

Where Breezy is the wrong answer

A list written by a company on the list is worth exactly as much as its willingness to say this part, so here it is, specifically.

  • You have a multi-building portfolio. We are a small company by design. If you are cleaning several buildings or a full tower, ABM or Collins is the right call and we will tell you so on the phone.
  • Your lease or your building requires union labor. We do not staff union crews. That is a hard stop, not a negotiation, and you should find out early rather than late.
  • You need a staffed lobby around the clock. Our day porters work daytime shifts and our crews work nights. Twenty-four hour staffed presence is a building services contract, not an office cleaning contract.
  • You need one vendor for cleaning, engineering, and HVAC. We clean. We do not do building engineering, and a company that says yes to everything at our size is subcontracting the parts it cannot do.
  • You need your apartment cleaned. We do not do residential work at all. Several companies on this page do.
  • You are outside our map. We work Manhattan below 96th Street plus DUMBO, Brooklyn Heights, Downtown Brooklyn, and Williamsburg. Queens, the Bronx, Westchester, and New Jersey are somebody else's job. SanMar covers Westchester, Cleaning Exec covers New Jersey.
  • You want the cheapest number. W-2 crews cost more than subcontracted ones, and our price reflects that. If the lowest bid is the deciding factor, you will find one lower than ours, and you should know what you are trading for it.

What happened to the other companies on the old list

The old version of this page listed ten companies. When we went back to verify each one in 2026, three could not be stood up. One had rebranded into an entirely different line of business. One turned out to be a residential-only house cleaning service operating evening hours, not an office cleaning company. One had no findable website, listing, or review presence of any kind, and its last state filing was several years overdue.

We could have padded the list back to ten with names pulled from a directory. Instead we replaced them with the companies a real buyer would actually be choosing between, including three we lose to. That is the difference between a list and a ranking.

A shortcut if you only do one thing. Call two companies from the group that matches your situation, ask each the five questions at the top of this page, and hire the one that answers the fifth one with a mechanism instead of an apology.

The uncomfortable part about lists like this

Most "best office cleaning companies in NYC" pages are one of two things. They are written by a directory that sells placement, so the order reflects who paid. Or they are written by a cleaning company, so the order reflects who wrote it. Ours was the second kind for a year, and it ranked, which is exactly why it was worth fixing rather than deleting.

The right company depends on whether you have one office or forty, whether your building requires union labor, whether you need a daytime porter, and whether you want to book online or meet someone. How do I compare office cleaning companies fairly?

Ask all of them the same five questions: are the cleaners your employees or subcontractors, who exactly is in my space and does that change, what is on the scope in writing, how does the price get built, and what happens the night something is wrong. Should I hire a national facilities company or a small local one?

If you have several buildings, a union requirement, or need engineering and HVAC under one contract, hire the national firm. Most are not. Directory rankings are usually paid placement, and company-written top ten lists put the author first. Read them for the names, then verify each company yourself: check whether they actually do commercial work, whether their site is current, and whether the reviews are recent and specific.
